Home inspectors and home inspections when, where, and why.
The objectives of a home inspection are to inform the individual buyer of the current condition of a home and to assure individuals that their new home is ready for occupancy. When purchasing a home the buyer and seller signed a contract that is dependant on the home inspection. A buyer will generally have the option based upon the inspection to; opt out of the purchase, ask for repairs to the home or credit towards home repairs or a purchase price reduction. When building a new home a home inspection may find problems or flaws that may be dangerous to the new occupants. New Construction - Is A Home Inspection Really Needed? - Homebuyers of newly constructed homes may not be aware they may have an inspection clause included with their new home contract. Fact is, a new homebuyer can greatly benefit from using a professional home inspector during the construction and completion of their new home.

American Society of Home Inspectors (ASHI) - In 1976, a group of visionary home inspectors with the common goal of building consumer awareness and enhancing the professionalism of their field established the American Society of Home Inspectors (ASHI). This not-for-profit professional association for home inspectors made its first order of business to establish and advocate high standards of practice and a strict code of ethics for the member community.

The stages of construction and when to inspect - I tell the client that we frequently find more problems with inspection of new construction than with older homes. Now, don't misunderstand me, I'm not promoting re-sale properties as superior to new construction. I'm just saying that new construction has the potential to contain many deficiencies that may take years to surface, and are rarely "perfect". Home inspections on new homes are equally important.
