Our typical set of drawings includes floor plans, elevations, details and sections needed to build this house. You will need to check with your local building department to see if you will need any additional drawings to get a permit. Site plans and other requirements might be required.

Q:What is the roof pitch of this home? Is it stick framed or truss? Is the home framed with 2x6 stock?
A:Roof is 12:12 pitch
Stick framed 2 x 6 construction at exterior walls. 2 x 4 at interior
Q:Will you provide an inside view of this plan so I can see what the ceiling looks like?
A:No, I’m sorry, we do not have an inside view of this plan.
Q:Is there a photo or illustration as to what the ceiling looks like in the great room. I really like the house plan but it is hard to know what the ceiling would look like just from a bird's eye view. Thanks.
A:No, unfortunately, there are no pictures.
Q:Does this single print have right to build.
A:Yes, you have the right to build.
Q:What does the dotted line represent in the space separating the great room and the dining room? Are the dotted lines upstairs a sloped ceiling? If so, what is the height of the knee wall? For a home with a crawl space, where would the heating system and hot water heater go? Can the bonus room be eliminated, making the bedroom on the right larger? Is the closet in the corner of the kitchen a linen closet?
A:1. The dotted line between the great room and dining room shows where the flat ceiling starts. The living room is vaulted, the dining room is flat.
2. The dotted line in the upstairs bedrooms show the extent of the flat eight foot ceiling. It slopes down from there at a 45 degree angle. I believe we show the wall between 5 and six feet high. You can put it wherever you like. You will lose 1 foot of headroom for every 1 foot you go back.
3. The hot water heater and other mechanical systems can go in the closet under the stairs or the utility room. Some equipment can go in the attic. You would do better to consult your heating contractor. Different systems require different spaces.
4. The wall between the bedroom and the bonus room can be removed to make one larger space.
5. The closet can be for anything. We thought it would be a coat closet but you can do what you want.
