What is Included in this House Plan?
Our plans include the following:1- Exterior elevations showing the front, rear and sides, with window nomenclatures, roof pitches and any necessary dimensions.
2- Basement foundations with poured concrete walls. Plans show required footings, beams and cross sections of each type of wall. Also shown are the locations for a future bath, a scapewel with egress window and the proposed locations for the furnace, water heater and electric service.
3- A detailed floor plan showing all exterior and interior dimensions, window locations and manufacturer code numbers (Andersen or Pella), all door opening sizes and door swings, cabinet layouts and a proposed electrical layout.
4- A complete truss roof plan (note: truss roofs must be engineered by the manufacturer).
5- Cross sections of all areas that a builder/carpenter would require.
6- General specification drawing in ½” scale

A: The plan (#59617) has 9’-3 ¼” high garage walls and it would cost $150.00 for the existing 2x4 exterior walls to be converted to 2x6 walls. Thank you for your inquiry
A: All of my plans show a complete suggested electrical layout, but the final determination for location of switches and fixtures is usually made with the electrical contractor after the home is framed. All of my plans show the locations for plumbing fixtures and a suggested location for the water heater and basement floor drains. The location and sizing of drains, vents and water supply lines is determined by the plumbing contractor. My plans also show the suggested location for the furnace, but the layout for the ductwork and cold air returns is determined by the H.V.A.C. contractor. All of my plans have a full basement and show the location of a scapewell window and the suggested location of a future bath. In the Coventry plan the basement walls are shown as 9’ high.
