A: Hi Marty, This plan is designed with 2" x 6" exterior walls, and 2" x 4" interior walls. There are not alternative options with this plan.

A: The Second Floor square footage listed is correct at 761 s.f., note that it does include the Kid's Loft area as well as the 2 Bedrooms, Bath and Closets. You could access space above the garage which would have a part slanted ceiling and middle height of 8'.
A: The roof of the main house (with a 9/12 pitch) and garages are trussed . The front porch roof is rafter framed. MBedroom is 11'2 x 12' MWI Closet is 17' x 6' Laundry Rm is 13'6 x 9'
A: The stairs in the garage lead down to the basement. This enhances the home by not having to go into the first floor to access the basement.
