Q:Can this plan have a full basement and where would the stairs be?
A:See attached image for basement stair location. All basements for our plans are unfinished, but include the area under the heated spaces of the main floor.
Q:Does this plan meet aging in place specifications such as door width and an entrance that is level?
A:Most of the doorways in this plan are 32" or greater which should allow for wheelchair access. The exterior entrances are not zero entry and would have to be modified in order to do so.

Q:What are the measurements of the dormer and the dormer window?
A:The dormer is 7' in width and the windows are double 2030 (2'0"x3'0").

Q:I am curious what the roof pitch is for the roof that is gabled over bedroom 4 and the largest gable over garage. and the roof pitch of the main house area
A:The roof pitch over bedroom 4/front porch is 14:12. The garage is 12:12 and the front to back pitch of the main roof is 9:12.

Q:Where are the HVAC interior units?
A:The plans call for the HVAC units and WH to be located on site by the mechanical contractor in the attic space.

Q:Is the office wall load bearing?
The office wall adjacent to the kitchen is load bearing. The office wall adjacent to the foyer is not, but if it were removed, the ceiling height would have to be adjusted to match.

Q:Please confirm the bonus footage of the upstairs gameroom.
The bonus room square footage is listed at 397 for the slab/crawlspace version of the plan. The basement option will increase the bonus room to 426 sf.
