All of our stock plans are drawn to the new Louisiana building code that was enforced after Hurricane Katrina. This building code is the I.R.C. 2015.Our house plans will be sufficient for any permit office in the state of Louisiana unless you are in a high wind area which will require engineering stamp. When you purchase a plan package, you receive the license to build that plan one (1) time. The package includes:
1/4" scale floor plan which includes window & door schedules. Our floor plans are very detailed.
1/4” scale Electrical layout which includes much detail such as: Recessed lights, fan/lights, switches, outlets, cable tv & telephone locations, exterior flood light locations, weather proof outlets, heat/vent/light locations...etc.
1/4" scale front and rear elevations, and 1/8” scale side elevations.
1/4” scale foundation plans which do include floor & ceiling framing member specifications
1/4” scale HVAC/mechanical plan which should be verified by your local HVAC engineer. HVAC plans are shown on the blueprints. HVAC system information regarding location of units, what types of units are used, and the duct layout are schematic only and should discuss with your local builder, mechanical (HVAC) contractor, and plumbing contractor. They should be able to provide you with the necessary information based on what your local building codes will allow.
1/2” scale typical wall sections and all foundation section details.
Roof plans are provided with every package. This will show all roof slopes and a roof framing detail.
Miscellaneous details as needed per house plan.
kitchen cabinet elevations are provided.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:Hello! Do you have a plan of what the basement would look like with this house? We bought land where it slopes down (and very hilly) We don’t need a full basement, just really an entertainment area with a back deck.
The basement will follow the same shape as the living area of the floor plan.

Q:Absolutely love this plan! My question/comment is. I would really like to have light coming in from the 3 windows above the front door. Is that a doable option?
A:The foyer isn’t quite wide enough for all 3 windows to work, the foyer would need to be wider by 6” on each side.

Q:We have a builder and plans to use this plan. We are waiting in our estimate now and plan to build in the near future. We would like to provide excellent photos for your site, once we are in the process. Does the pantry have a door and can you tell me which doorways would be able to accommodate pocket doors?
A:One of our most popular designs! Would love some pics! It does have a barn door right now. Pantry, powder room from hall, and both entrances in shared kids bath could have them.
