A:We have it flattening out at 13’-0” off the floor top but there is no magic to that number. It could be anything from 9’-0” flat to any height you want, if you want it shorter that 13’-0”

Q:What are ceiling heights? Do you have any pictures of this house built inside and out?
A:The Family Room is vaulted. The Breakfast Room vaults up to 12’-0” off the floor and flattens out. The Master Suite treys and the rest of the house is 9’-0” tall ceilings.

Q:What is total sq ft under roof?
A:The Main Level footprint is 3382 square feet under roof. If you add the Bonus Room in, it has 330 square feet.

Q:where is furnace and water heater located, what happens to the basement stair area if we dont want a basement ? Can the roof be trusses instead of stick frame? can we have 2x6 exterior walls? And last , we would like to add 2 feet to the garage door side of house ! Thanks, building in Michigan, will this plan work ?
A:The basement stair location could turn into a nice hall storage closet or the furnace and hot water heater could be located there. The furnace will be located per mfg. specifications – sometimes they would locate it in the attic space as a horizontal furnace unit. The hot water heater could also be located in the garage storage area.
Yes, it could be a trussed roof.
Yes, you can change to a 2 x 6 exterior wall - your builder can just do that on site.
We can add 2’-0” through the garage / Utility / Master Suite / Master bath area – if you decide that this is the plan you want we can quote you the fee to do that for you.
This plan can be built anywhere you want. As in any state, your builder will probably have to make some minor adjustments according to your state and local code requirements.
