Our working drawings include the following..
We use AutoCAD to produce our working drawings. This allows us to be 100% accurate on our dimensions as well as coordinate all drawings with the highest level of precision. Below are examples of what comes in each working drawing set...
Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:Can I get a total sq ft of not heated? Thanks, Bill Green
A:Garage = 583 SF
Front Porch = 751 SF
Rear porch = 393 SF
TOTAL NON-HEATED = 1727 SF
Q:Can I get a .step or IGES file for autocad?,
A:Our 3D work is proprietary. We do not have .step or IGES files for purchase.
Q:What are the dimensions of the house with the bonus room over the garage? Like how much square footage does it add to the original total?
A:The addition of the bonus does not change the shape(shell) of the structure. It adds 416 SF to the heated though.
Q:Three questions: mention in the Q&A of a bedroom over the master bath. Do you have a plan with this already done? And is there room to make the two upstairs bedrooms 12 x 14 instead of 12 x 12 and third - could the structure hold one large bedroom upstairs with the bath instead of two small bedrooms?
A:The optional bonus room for this plan is over the garage, not over the master bath. The bedrooms upstairs could be expanded but the lower level would have to follow that stretch as well. The space could be modified to be one bedroom and one bath and would need to be quoted by our mod team.
Q:Do you have a similar one story plan, with the garage on left instead of right?
A:Currently, no.
Q:Are there floor trusses included in the basement design vs a 2x12 or beam design?

Q:Does the design call for floor trusses? Does the design account for a basement fireplace?
A:Floor trusses for 2nd floor. 2x12’s for main floor framing. We do not show a fireplace in the basement but it could be added, potentially beneath the main level fireplace.
Q:Customer wants to know how much attic space is available in the designated area? Also, is there attic space above the garage as well? Thank you!
A:There is minimal headroom upon entry to the attic and goes lower at about 12:12 slope. It is possible to add a full size bedroom over the master bath and we are working on adding a standard option to include that.
Q:What is the square feet of the basement for plan # 75158.
A:It follows the first floor plan exterior walls minus the porches and garage, so about 1700 SF.
Q:What is the difference between a basement and a walkout basement and what would be the total square footage if there was a basement foundation?
A:The basement follows the first floor plan. So the basement adds 1700 SF.
The rear elevation is out of grade with doors and windows in the walkout version.
Q:I would like to add a greenhouse off the back where the garage window is as well
