A: That is correct....the basement level is the same as the heated area of the main floor (yellow shaded area).

A: The total area of the house is the heated footage (2974) + garage footage (846) + porch footages (575) = 4395 total footage under roof. We cannot say with certainty that the plans will meet all the requirements for Mecklenburg County. The plans are designed for International Residential Code 2018 edition. However, some counties/municipalities require additional information above and beyond this code such as engineered drawings, structural load calculations, mechanical drawings, etc. If required, these items must be obtained locally by means of working with a local designer or engineer to modify the drawings to meet the requirements of your area. You will need to contact your building official to inquire about what information is required. We do offer CAD files which will make it easier for a local engineer to modify the drawings in the event that you need additional information on the plans.

A: The roof drainage plan is a bird's eye view of the roof of the plan showing the ridges, valleys, hips, etc. Roof pitches and overhangs are also shown on this drawing. All of our plans come with a roof plan.
