User is able to select and have costs instantly calculate for slab on grade, crawlspace or full basement options.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:Does it have a half bath because the specs say 2 full baths, but there is a half bath on the floor plans. Will you confirm the overall dimensions because it doesn't look right?
This plan has two full baths (master and upstairs hall bath), and a powder room off the foyer.
The house dimensions are 58'-6"W X 35'-10"D. Including decks and porch: 58'-6"W X 49'-7"D

Q:what is the snow load ? what if I need changes after I buy plan for local codes? What if I want 2x6 exteior wallsl are they standard?
A:Hello... The snow load is 50psf.. the walls are already 2x6 construction... if you need or want changes... a local designer can do this for you or we can @ $65.00 an hour... also this structure conforms to the IRC 2009 codes... (these are the new adopted codes nationally) but a local engineer will need to review the rear wall in your jurisdiction per the IRC 2009... (any wall over 12' in height...)
