A:The dotted line is the outline of the loft floor above the living area. The square is a post supporting the loft and the roof above. If it were eliminated the house would fall down.

Q:Hi We have a 17' height restriction, but they might allow an exception. We would need to know the width of the widest point that is from 17' to 22' thank you
A:If you built 1440 without the cupola, it would be 17' from first floor to roof ridge (but then you wouldn't have the second floor loft/look-out). The part of the cupola which projects above the 17' height is principally the roof of the cupola. The outside wall dimension of the loft is 12'-4" x 12'-4", but the roof has a 24" overhang around the perimeter. At the widest part then, the portion of the house above 17' would be 16'-4" x 16'-4". That would be from 17'-0" to 17'-8". From 17'-8" to 21'-0" the profile would reduce from 16'-4" square to 0" at the top (equal sided hip roof). So, for instance, at 19' above the first floor, the size would be 10' x 10'.

A:Unfortunately I do not. It has been built many times, all over the world, but no one has ever shared interior photos.

Q:Has this plan been updated using more current CAD software?
A:This plan is available in the next-to-the-latest version of the CAD software I use. The newest version came out just a few months ago and I have not updated this file yet. Possibly more important, though, is that the house is only updated to the 2000 International Residential Code for One- and Two-Family Dwellings. As is true for all pre-designed plans that are purchased, it is adviseable to have a local architect or engineer review the plans for compliance with local codes.

Q:Is the loft open to below
A:No, the first floor roof ends at about the mid-point of the walls surrounding the loft and then the windows in the loft look out over the roof. The stairs to the loft are open and there is no door separating the loft from the stairs.

Q:Does this plan show hurricane strapping and layout for piling foundation house is going to be build in the New Jersey shore area
A:The short answer is "yes," I show structural framing anchors for all connections from the foundation to the roof and I have a pole foundation detail. However, this house was designed many years ago and the code requirements for wind bracing have changed. The plans should be reviewed by a local architect or engineer for compliance with the current code and its wind bracing requirements.

Q:is there a cad file available for this plan?
A:Yes. But the drawings were created in a CAD program called DataCAD (www.datacad.com) and will work best if imported into that program. I can export the drawings in the generic file format .dxf, and the AutoCAD format .dwg. However, you will loose some information when importing the files into a CAD program other than DataCAD.
