All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:This concerns the main/first/level one floor plan.I have two questions: (1) Between the foyer and the master bath there is an unlabeled space with door at each end. What is that space for and more importantly how wide is it? (2) what are the dimensions of the bath by the study? Thanks. Gil Vernon
The space is a hallway to the Master Bedroom & it’s 3’-6” wide. The bath dimensions by the Study are 8’-10” x 5’-0”.

Q:Is the CAD file compatible with AutoCAD 2014? What are the dimensions in the walk in closets and bathrooms? What are the dimensions of the closet outside of the laundry room?
A:Yes, it’s in AutoCad 2005, so would be compatible with 2014.
Master Bath is 9’-9” x 13’-6”
Master Closet is 11’-10” x 6’-0”
Closet at Laundry Rm. Is 3’-9” x 2’-0”
Hall Bath is 8’-6” x 5’-0”

Q:What is the max ridge height of this plan?
A:The highest ridge from the 1st sub-floor is 24’-7”+/-. Customer will need to add in approximate distance from 1st sub-floor to top of grade as this varies from one lot to another.

Q:What is the ceiling height on the first floor? Specifically the living room. Is there an easy way to make that room have a cathedral ceiling so the rear gable could have windows following the roofline?
A:The first floor has 10’-0” ceilings. The Living /Famly Room currently has a vaulted ceiling, but the vault is from front to back, not side to side. And it would not be possible to change the direction of the vault to go from side to side to allow for windows in the gable. Let me know if they have any other questions.

The Front Porch is 22’-8” wide x 4’-9” deep in front of the closet & 11’-7” deep at the front door.
The Laundry Room is 5’-3” x 8’-0”
Bath #2 is 7’-11” x 5’-0”
