A: Hi, You have to have drop-downs for HVAC ductwork . The only way to have a smooth ceiling is to make the ceiling higher (12 to 16 inches) and build a smooth blowed ceiling under the ductwork and beams . The foundation walls as to follow the floor level , the ceiling height is 12” lower in the front part of the basement either for the concrete wall .
A: Yes , If you buy the Cad file you can have a local architect to do modifications. Our plans are saved in CAD 2005 version to allow the maximum people to have access to it.
A: Our plans don’t show interior elevations . The plans show electrical outlet but not the wiring plans
A: This model is a one storey house with a walk-out basement. The basement is never included in the living area, this is why the total living area is the same as the main floor.
