A: The max ridge height of the main roof (the slopes from front to back) is 22‘9”. The peak of the main roof sits 19’10” back from the front left corner of the foundation / front porch and 6’1” forward from the back left corner of the foundation. The main roof pitch (the slopes from front to back) is 8/12. The front and back of this roofline are at the same angle.

A: Yes, the fireplace is on the living room. The fireplace is a Pre-fab fireplace and you have a direct vent flue from the fireplace out to the rear of the house from a vent that is located above the bathroom bump out.
A: There would be a $150 fee to upgrade this plan to 2x6. Please allow 5 working days.
