A: In the crawl space foundation plan the mechanical is placed in the 4’ crawl space, if your mechanical contractor requires more than 4’ clearance the floor can be lowered in the crawl space. In most areas a 4’ clearance allows for installation of the hot water tank and furnace, the air conditioner compressor is placed outside on a concrete pad if one is needed. For the slab foundation plan the water heater is placed under the stairs in a closet. If a furnace is required it can be placed either in a closet under the stairs with the hot water tank, or it can be placed in the WIC closet for the master bedroom, beside the laundry. Other options that clients have used with this plan have been: 1) The mechanical has been placed in the attic (the truss company will change the trusses to allow for mechanical) 2) Baseboard electric heat has been used 3) In floor electrical heat 4) A heat pump ductless split system. 5) Tankless on demand water heaters. This plan has been built across the United States and Canada and the heating and cooling requirements have varied greatly as some areas require more in the way of heating, others require more cooling. Depending on where you are building the best is to talk to a local HVAC contractor about what options would be the most efficient and cost effective in your area, they will then work with the plans to find the best location for the mechanical.
