What is Included in this House Plan?
When you purchase a plan package, you receive the license to build that plan one (1) time. The package includes:1/4" scale floor plan which includes window & door schedules. Our floor plans are very detailed.
1/4” scale Electrical layout which includes much detail such as: Recessed lights, fan/lights, switches, outlets, cable tv & telephone locations, exterior flood light locations, weather proof outlets, heat/vent/light locations…etc.
1/4" scale front and rear and side elevations.
1/4” scale foundation plans which do include floor & ceiling framing member specifications.
1/2” scale typical wall sections and all foundation section details.
Roof plans are provided with every package. This will show all roof slopes and a roof framing detail.
Miscellaneous details as needed per house plan.
Kitchen/ bath cabinet elevations are provided.

A: Yes the ceilings are flat. Interior doors are 8' tall. We do not specify the window sizes before purchase. When looking at the floorplan online, they need to refer to the exterior walls of the rooms. They will see some lighter colored spaces which indicate the windows.
A: No, but they can send us a copy of their survey or plat and we can see if it fits
A: There are no soffit lights on this design. The A/C unit is shown on the HVAC (mechanical) plan on the rear of the garage but we do not provide that sheet if the customer is not in Louisiana, Texas, or Mississippi. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home or where the electrical feed will enter will vary from case to case. For this reason, it is impossible to provide universal plans. The local HVAC and plumbing contractors will determine the best layout for the design. Thank you and have a great day!

Your local HVAC and plumbing contractors will determine the best layout for your design. We do provide the electrical plan which shows the power meter on the back of the garage. Customers must move that as needed for their location.
