Q:do you have this plan with an attached garage? Thanks
A:I do not have a garage with this plan. Please call for a modification quote.
Q:How far does the front gable extend from the roofline? On the front porch, when you look up at the ceiling, is open like it shows in the picture, or is it a flat ceiling?
A:Thank you for the questions.
The front gable extends out 6’-0.
The ceiling is vaulted the width of the porch extension from the front to the front door so you can see thru the beams. The rest of the covered porch is a flat ceiling.
Q:Is the living room vaulted if so how y’all is the ceilings. Also this one that I’m looking at says it 68’ deep but the other plays identical to this one but diffrent styles says they are only 55’ deep witch is correct.
A:The plans do not show a vaulted ceilings however one can be easily added,
The house is 56’ wide x 68’-6 deep.
Thank you for the question.
Q:Hi there, I would like to know if this house plan (72370) is designed/engineered to meet the 2012 International Residential Building Code.
A:Yes it is.
Q:Hello, Few questions: Does the kitchen and living areas have cathedral ceiling? Where does the furnace/hot water heater go in this plan if foundation type is crawl space or slab ?Thank you!
A:Thanks for the questions.
The plan has flat clgs however it wouldn't take much to add cathedral clg to the area.
The AC & WH are located in the attic accessible by pull down stairs on the porch.
A slab foundation comes standard with the plan. An optional crawlspace fdn can be done for an added fee which is shown in the website,
Hope this helps. Thanks again.
Mike
Q:Are your sure of the 55' depth dimension of the house? When I add the 3 bedrooms and estimate the 2 bathrooms i get around 65'.
A:You are close and correct. The actual dim is 68'-6. The 55' was for the two bedroom version.
Mike
Q:In going over the plans we have several questions in case there are additional changes that need to be made before we order our plans. 1. How wide are the exterior entry/exit door ways & how wide are the interior door ways. 2. On the plan we are looking at it shows an outdoor fire place but in the photos there is no fireplace & it doesn't show where a chimney comes out in the roof line. Is this shown in the actual blueprints? 3. What information is provided for the slab, i.e. is it marked on the plan where the plumbing is placed? 4. Do we need to let you know where the main electrical will be coming into the home so that can be drawn in?
A:Thank you for the questions.
The front door is 36” The bedroom doors are 32”. Bathroom and closet doors are 28”.
The outdoor fireplace is optional. The plan states “42” fireplace, owner to choose type/fuel.” If you would decide to have a wood burning fp, the vented chimney would be added.
No plumbing locations are on the foundation plan. Your contractor uses the floor plan to determine these locations.
No, I do not need to know where electrical will entering the house. Your electrician will determine that.
Again thank you for the questions.
Mike
Q:Is there any more pictures of this plan? i would like to see the back side of it. also, what is that on the top right corner? It looks like a fire place or something.
A:That is an optional outdoor fireplace that can be located where you desire. Elevations are attached.
Q:This house shows a 2nd story addition, is that plan available for viewing? The current plan only shows one floor. Thank you
A:This plan is one floor only. The two dormers have attic vents in them
Thanks for the question.
