COOL Plan Description
Garage Plan 50618 with 2 Car Garage
Alright, check out this Garage Plan 50618—it's a total game changer for anyone who wants more than just a place to park the ride. This spacious setup gives you a 2 car detached garage, all wrapped up in a slick 30' x 30' footprint. Perfect for stashing your cars, storing your gear, or even setting up the ultimate workshop, this garage plan is all about flexibility and easy living.
On the outside, you've got a fresh vibe with a clean elevation and a cool roofline sporting a 6:12 pitch. The structure sits tall with a max ridge height of a little over 17 feet and is topped off with solid truss framing, so it's ready to handle whatever the weather throws down. The 180 sq ft rear porch is a chill spot to kick back after a long day, or maybe fire up the grill for some weekend hangs.
Step inside and you'll find the main level is all about wide open space with 727 sq ft of garage area. It's got 9-foot ceilings, so there's plenty of headroom for big projects or even a car lift if you want to get wild. A handy 3/4 bath is already in the design, so you can clean up without tracking grease back into the house—super clutch if you're out there wrenching or working on hobbies.
This plan rocks a slab foundation, keeping things simple and sturdy. Since it's detached, you get that bonus privacy, making it killer for backyard builds or as a standalone structure on a bigger spread. The rear porch adds a sweet outdoor living element—imagine chilling there with a cold drink after a productive afternoon.
Whether you're a car collector, a DIY enthusiast, or just need extra storage for all your toys, Garage Plan 50618 brings all the function and laidback style you crave. It's the perfect garage plan for homeowners who want to upgrade their space and add some serious value to their property.
What is not included will be beam sizes, floor framing plan, roof framing plan, wall framing plans, plumbing and hvac (We do not include these for a few reasons. Our plans are sold across the country, so it's not possible for us to meet local code requirements. To maintain usability, we allow for those details to be decided by local engineers and contractors so they can meet your code requirements.).

Previous Q & A
Previous Questions and Answers
Q:How tall is the peak. How wide and tall is the overhead door. Can it be made without the bath room and outside door to the bath room and with out the little shop so it is all open inside. Will need a 8 foot tall over head door. Is it compliant for Collingwood Ontario for snow load. Can it be drawn up to have 2x6 walls. And lastly what will this cost
A:The garage is 17'-3" from floor to peak.
The bath changes, 2X6 exterior wall changes, door changes should not be a problem. The cost for those revisions would be 200.00 extra. We should also consider increasing the footer depth from 3' deep to a deeper footer, knowing that the project is in Canada. I would check into your local code requirements. Likely that depth is 4' or deeper for the footers.
I have this currently designed to use roof trusses. The manufacture of those trusses will size the truss to meet your local snow loads.
Regards,
Brad
Q:Can I see an elevation. My local code limits height to 12’ to. Midpoint of trusses. Does this plan have any attic storage?
A:Currently the roof is 13'-2" from the garage floor to the mid point of the roof. The roof is currently a 6/12, the plan could be modified with a lesser pitch and probably be able to hit the 12' tall mark to the mid-point. With a 6/12 roof truss there is 8' of height from the garage plate to the ridge. So it would be about 7' tall in the middle for storage. If we reduce the pitch that height would be a bit less. Also that storage would be accessed via a pull down stairway.

Brad Graber
