Modern Farmhouse Plan 41405 takes Southern porch living and turns the dial way up. Nearly 3,100 square feet provide 4 bedrooms, 3.5 bathrooms, a split-bedroom layout, dedicated office, and oversized side-load 3-car garage. But the real showstopper is the outdoor living: a 42-foot front porch plus a huge rear covered porch equipped with an outdoor kitchen and corner wood-burning fireplace.
The front elevation combines familiar Farmhouse character with some choice architectural moves. The entry projects forward, while the porch deepens to 9'8" on either side. Balanced French doors open directly to the kitchen and great room, giving the façade symmetry while creating multiple connections between indoor and outdoor living.
Inside, a big island with seating for four commands the gourmet kitchen. A timber ceiling beam marks the transition into the great room, where a vaulted ceiling adds serious volume. Built-ins flank the fireplace, creating a dramatic focal point for furniture, conversation, and relaxed evenings at home.
Angled windows surround the recessed dining area and pull natural light deep into the open living space. Its position also helps divide the rear porch into separate zones. The primary suite gets a semi-private outdoor area, while the main porch becomes party headquarters with a full outdoor kitchen and corner fireplace. Grilling, dining, football weekends, or fireside evenings—this setup is ready.
The office is another stellar feature. Barn doors connect it to the interior, but a separate 11' x 6' porch and exterior entrance allow clients or business visitors to arrive without walking through the house.
Privacy is built into the bedroom arrangement. The 16' x 18' primary suite sits on one side with a cathedral ceiling, dual vanities, whirlpool tub, separate shower, and an angled walk-in closet that connects directly to the laundry room. Three bedrooms occupy the opposite side, all with walk-in closets. Bedroom 4 gets a private bath, while Bedrooms 2 and 3 share a Jack-and-Jill bath.
Then there's the oversized 3-car garage with extra storage, drop-zone lockers, attic storage, and a 15'9" x 28' bonus room above. Add the available half bath and you've got a boss setup for a game room, media lounge, gym, hobby space, or guest retreat.
