COOL Plan Description
Ranch Traditional House Plan 45269 with 1,200 Sq Ft, 3 Bed, 2 Bath, 2 Car Garage
Catch the easy vibe of Ranch and Traditional style living with House Plan 45269—packed into a breezy 1,200 square feet, this place is all about style and chill comfort. With 3 bedrooms, 2 full baths, and a 2 car attached garage, this house plan keeps things simple but totally dialed in for relaxed living. Whether you're a young family or just want to downsize and kick back, this is the spot to land.
Roll up to a welcoming facade that features clean lines and classic details, giving off that timeless curb appeal. There's a front porch made for morning coffee or sunset hangs, plus a rear deck to catch some rays or grill with friends. The roofline sits at a mellow 7:12 pitch, and you can even go for a brick veneer if you're feeling extra fancy.
Step inside and you'll find the main living areas are all about flow—the open-concept great room connects right to the dining and kitchen spaces, making the whole place feel wide open and bright. Whether you're entertaining or just taking it easy with the fam, this layout makes every day a breeze. The kitchen is practical and inviting, ready for good eats and good times.
The primary suite sits on the main floor, so you can keep things laid back and easy. You'll dig the private bath and generous closet space, offering comfort and privacy after a long day. With the other two bedrooms just down the hall, there's plenty of room for kids, guests, or even a home office.
Bonus features amp up the convenience—a mudroom to kick off your shoes, laundry tucked right where you need it, and an attached 2 car garage for all your gear. Storage is on point, and the single-story layout keeps life hassle-free.
Outdoor living gets a boost here, too: a covered porch and rear deck mean more fresh air and good times, whether you're chilling solo or hosting a backyard bash. Foundation options include crawlspace or slab, so you can build what works best for your lot.
This Ranch Traditional house plan is the ultimate setup for anyone looking to enjoy life without a lot of fuss—perfect for families, empty nesters, or anyone who just wants to ride the wave of easy living.

Q:My wife is crippled and I need to know the width of all the doors. It looks like the entry doors might be 36" But I need to know the width of all the interior doors. Thank you.
A:The entry doors to the bedrooms are 30” doors. The entry door to the hall bath is 28” and the master bath door is 24”. We can make the plan universal and give you 36” doors but we would need to change the plan and you would need to discuss changes with our designer. Let us know if we can help.
Q:Is the back deck covered? If not, what would you charge to modify it to a covered porch. Does you recommend that the air handler go in the attic? We're planning to do a monolithic slab.
A:Hello, The back deck does not come covered in the stock plan option, however we could modify the plan and make the back deck covered for $200. Our current monolithic slab option has the air handler in a closet in the heated area. If you would like to order with the modifications, please call and ask for Bonnie to place the order.
Q:Could you send me a picture of the backside of house plan 45269?
Q:do you have elevation views of either side and rear
A:Yes on sheet 5 and 6 of this plan we show rear, front, garage side, and bedroom side elevations.
Q:Please send the ceiling heights in all the rooms. - this question is from a client who received the plans already. Charles A Turner
A:The ceiling height is roughly 8’ 1.5” from finished floor per the plans.
Q:How big is bathroom 1, bathroom 2 and the walk-in closet? Thanks
A:Bathroom 1 is 5’7” X 11’, Bathroom 2 is 8’5” X 5’ 5”, Walk In Closet 6’4” X 4’ 11”
Q:Is it possible to get a copy of the plans with actual dimensions without having to buy a full set? I don’t need the full set just mostly the floor plans – I may want to modify a bit.
Also these plans only have stick built roof can they come with truss designs? What is the cost?
What is the roof pitch?
What is exterior wall systems 4” or 6”
Thanks Chris
A:Hey Chris, we do not offer a study set. We can do modifications if you like or discuss any changes you want to make to the plans. We offer our plans with a truss roof or stick built roof. Our exterior walls are 4”.
Q:lovely design. I would possibly switch the position of the kitchen and living room areas depending on whether the house was south or north facing (to get south sum/light into the LR). Any problems with that? (such as plumbing repositioning, etc?) Last question: the "stepped" roof looks nice but any problems constructing it, and maybe more susceptible to leaking/weathering? Comments gratefully accepted. Many thanks. Frank East Essex, NY
A:Thanks for your interest in our plan. If you switch the kitchen and living room it will cause some adjustments to be made, plumbing, location of the kitchen sink, front door location and windows may change. It is a do able project change though. The roof should not be a problem if it is done correctly with flashing at the step downs.
