Plan sets include but are not limited to, foundation plans (some with basements), dimensioned floor plans, exterior elevations (all four sides), roof plans (most plans), and schematic electrical plans. Also, we include building sections as necessary to convey design intent, interior elevations of cabinetry and selected feature areas and a general specifications sheet with wall sections. Our plans do not include plumbing or mechanical drawings. These are areas that are regionally specific as well as climatically critical and should be obtained from a local engineer to ensure proper sizing, performance and code compliance. While we are confident that you will be able to build your home from these plans, we recommend that you consult with your builder, and/or a local architect or engineer to ensure that the plans meet specific local codes and requirements

Q:What are the ceiling heights?
A:The main roof bearing is 8’-0” for bedrooms and smaller rooms. The den is 11’4 tall and the kitchen, dining, and family are volume ceilings, starting at 8’ and sloping up to a height of 12’8 (using the truss profiles shown, but they could be less or maybe a bit more depending on the requirements of the building codes in your area.) the peak of the volume runs east to west so the high point is roughly in the middle of the house.

Q:how much sq.foot under entire room
A:If you are asking for the total square footage under roof, it is as follows. Living (or air-conditioned space) is 2,000 square feet, Entry is 35 square feet, Garage is 548 square feet for a total of 2,583 square feet. The patio or optional covered patio is 220 square feet. If you are asking about individual room sizes let us know which room or rooms you are interested in. There is always variation in actual built square footage versus the numbers quoted above.
