Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

Q:Thank you for answering my question previously. I have the same question for this plan: I have really strict setbacks on my lot. What is max width and depth including overhangs?
A:It would be more efficient if you would tell me what your lot restrictions are. I can then tell you if any of our plans will meet those requirements.

A:The plan shows general cabinet drawings....sizes and styles will have to be verified off of site built conditions prior to building or ordering cabinets.

A:It will depend on what type of water heater you choose. A conventional tank water heater may be located in the garage or attic space. A tankless water heater may be located on the exterior, in the garage, or in the attic space. Since mechanical drawings are not included, you will work with your mechanical contractor to determine the system and location that best suits your needs.

A:The plans call for Pre-Engineered floor joists as per the manufacturer's specifications based on loads present at the site of construction. There is a mid-span beam present under the entry/pantry/bath 2/master bedroom wall. Plans can be adapted locally if dimensional lumber is preferred.
