Q:I purchased a plan and it has IRC buildings codes from 2018. My county (Beaufort 29945) will not approve my permit unless the plan shows 2021 IRC codes within it. Please provide an updated version.
A:All of our plans are designed to the code version in effect at the time of their creation. We can provide an update to 2021 IRC as a modification for $150 and will require 7-10 business days to complete.
Q:What is the length of the porch posts?
A:Approximately 10'
Q:Hi! I’m wondering if I can get specifics on the attic spaces? I’d be interested in possibly converting one of the spaces into a bunk room if we went with this plan. How big are the entrances and what would the attic dimensions be (sloped walls etc). thank you!
A:The majority of habitable space is already provided by means of the bonus room space. The remaining attic areas will likely not have enough headroom to be useable as a bunk room due to the current roof pitch. The roof pitches of the entire house would have to be changed in order to provide the necessary headroom which would be a very substantial modification.
Q:Do you have a drawing of the 3 car garage option?
A:We do not offer this plan with a 3 car option. This would have to be done as a modification. Click the "Modifications" link to inquire as to a price and timeframe.
Common Questions:
Q:Can I make modifications to this plan?
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
