A: All of our plans are designed to the code version in effect at the time of their creation. We can provide an update to 2021 IRC as a modification for $150 and will require 7-10 business days to complete.

A: The majority of habitable space is already provided by means of the bonus room space. The remaining attic areas will likely not have enough headroom to be useable as a bunk room due to the current roof pitch. The roof pitches of the entire house would have to be changed in order to provide the necessary headroom which would be a very substantial modification.
