Q:Hello! I love this plan, but am concerned about the walkout basement. It is necessary to have a site with a heavy slope or elevation in order to make the walkout basement, or can it be built with a more flat site? if it won't work, could these plans be converted to having a regular underground basement then? Thank you!
A:If the client doesn’t want the walkout Basement just have the builder remove the window and door from end wall or go with shorter windows. The entire perimeter of this foundation is block. So this would be an easy on site change.

What type insulation is used at roof ? What type material is the ext. Sliding ? What type material are the int.walls ? Thanks
A:Insulation at roof: This is called out on the plans as R-30 Roof insulation boards.
Exterior material: This is called out on then plans as 1x8 channel Rustic western red cedar siding
Interior walls: This is called out on the plans as Paneling

Q:two questions: 1) can house be built without carport; a detatched garage? 2) what type of lumber are the roof beams and posts?
A:Yes one could convert the Carport over to a Garage by adding walls and a Garage Door. Our modification department could do this change for you.
Currently the roof beams are called out as 4x8 Douglas Fir-Larch #2 and the posts are 4x4 in size.
