Detailed Floor Plans: show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc., of each level of the house.
Detailed Framing Plans: are not included with these plans. Framing plans can typically be obtained locally through a local lumber yard.
Due to regional variations, local availability of materials, local codes, methods of installation, and individual preferences, it is impossible to include detail on heating and plumbing work on your plans. The duct work, venting, and other details will vary depending on the type of heating and cooling system (forced air, hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) that you use. These details and specifications are easily obtained from your builder, contractor, and/or local suppliers.

Q:I am going to be building a new house and like this plan however I would like to get some type of material cost. I am a contractor and the cost to build options I see are extremely high for what I can build this house for. There are no dimensions and it is difficult to do a take off from this page. Do you already have a material list. I will be building this house in Florida and will be doing a footer and stem wall construction. Probably also going to wood frame entire house with Hardi siding. I can't afford to buy this set of plans and after doing a take off come to the realization I can't afford to build this house. Any help would be greatly appreciated. Sincerely, Brian Light
A:I'm sorry, I have no suggestions. We don't offer a materials list. We also don't offer more detailed or dimensioned floor plans prior to purchase.

Q:Hello, The "Available Exterior Wall Type" isn't showing on my browser view. Is this a 2x6 stud design? Thanks!
A:For explanation of the wall section of plan:
We appreciate your interest in our firm. Our drawings are designed to be as user friendly as possible knowing that each location will present a different set of regulations to be enforced based upon your local jurisdiction. With that in mind, our plans are compliant with the current IRC (International Residential Code); however, our plans are not engineered to meet your local structural requirements that exist. Minor revisions or supplemental information may be required to comply with local codes, zoning requirements, and building regulations. We recommend that you consult with a local engineer/building codes department in these matters. If your region requires engineered drawings (i.e. hurricane, seismic, etc) or stamped plans, you or your builder will be responsible for having the drawings we provide adapted to meet your local codes.
