Previous Q & A
Previous Questions and Answers
Q:Good morning, Are the 80801 plans IRC 2015 compliant? Thanks
A:They are actually 2018 compliant.
Date Posted: 14-Sep-20
Q:Where would the utility room be located?
A:We do not specify an exact location for the mechanical since it will depend largely on the site conditions. Typically, the HVAC would be located in the attic space and the water heater would be in the garage storage.
Date Posted: 02-Sep-20
Q:How tall is the ceiling in the garage? I want to put a lift in it. Also are the office walls load bearing? Like to open up more.
A:The garage ceiling is approximately 9'-4" which would probably not be tall enough for most lifts. Typically, lifts require a minimum ceiling height of 12' depending on the application. The walls to the office are indeed load bearing and could not be removed. You could however add some cased openings to the walls creating a more open feel.

Q:I see this plan has another option but it doesn't show many details. Is it a bonus room above the garage on the second option?
A:This is the basement option showing the basement stair location. The "DN" on the stairs is "Down" to the basement level.
Date Posted: 24-Aug-20
Q:i wanted to see what the side wall height and peak height is in the vaulted great room?
A:Sidewalls are 10' and peak of vault is approximately 16'

Q:Can a slab on grade foundation be done with the exception of pouring in the lower level right under the MBR? We would like to incorporate a finished storage room but not do the entire unfinished basement.
A:This would have to be done as a modification. Click the "Modifications" link to inquire as to a price and timeframe.
Date Posted: 20-Jul-20
Q:What is the total length of the back kitchen wall with cabinets? How many cabinets? Is there a sketch of this kitchen as shown? Thank you
A:The back run of cabinets in the kitchen is approximately 16' in length. Cabinet elevations will be included in the plans when purchased. The plans are not drawn specifically for the use of pre-fabricated or site built cabinets. Cabinets will be selected by the owner and installed based on field measurements once framing and drywall installation is completed.
Date Posted: 26-May-20
Q:Is there a bonus space option with this plan? Where will the furnace and water heater be located if the crawl space option is used? Thank you for your time. Jeremy
A:The mechanical equipment will be located in the attic space or storage space in the garage. The exact location is not specified since the mechanical layout will depend entirely on site conditions which are unknown. It's for this reason that mechanical drawings are not included. Your mechanical contractor will be able to provide you with these if required. As for a bonus room, one is not included in this design, and modifications to the roof structure would have to be made in order to accommodate one.
Date Posted: 21-May-20
Q:What is the vaulted ceiling height in the living room and bedroom?
A:The ceiling height at the peak of the vault in both rooms is approximately 16'.
Date Posted: 18-May-20
Q:Can this plan be without vaulted ceilings?
A:Certainly. The ceilings in the great room can easily be converted to flat 10' ceilings, and this is an easy change that your contractor can make on site.
Date Posted: 05-May-20
Q:How about an attic? Can you adjust plans for a walk up (regular stairs) attic?
A:The plans call for a pull down attic stair in the garage, but the plans can certainly be adjusted to include a framed stairwell. If you are interested in having them modified, just click the "Modifications" link to get started.
