Q:What is the wall dimension behind the refrigerator in the kitchen? I have 3 appliances that I want to make sure will fit there. I need the measurement starting from the pantry door opening and going right to the wall of the mudroom.
A:Approximately 7'-6". Final dimensions will need to be verified after framing and drywall.

A:That is correct....the basement level is the same as the heated area of the main floor (yellow shaded area).
Q:What are the dimensions of the hidden storage off the master closet?
A:Approximately 3'x3'.
Q:I am interested in this plan if I can build it in Mecklenburg County NC. The lot I have has a 6141 square foot impervious restriction driveway included placed on it and I was hoping I could get that figure based on this exact plan if you have it. Or do you have the outside dimensions (not the 86.8 x 73) that I could calculate from. Thank you Kelly Randall
A:The total area of the house is the heated footage (2974) + garage footage (846) + porch footages (575) = 4395 total footage under roof. We cannot say with certainty that the plans will meet all the requirements for Mecklenburg County. The plans are designed for International Residential Code 2018 edition. However, some counties/municipalities require additional information above and beyond this code such as engineered drawings, structural load calculations, mechanical drawings, etc. If required, these items must be obtained locally by means of working with a local designer or engineer to modify the drawings to meet the requirements of your area. You will need to contact your building official to inquire about what information is required. We do offer CAD files which will make it easier for a local engineer to modify the drawings in the event that you need additional information on the plans.
Q:Emailing again to ask about the layout of the walkout basement. Where is the exit door located?
A:See attached....doors and windows mimic the main floor above.
A:No....only the walkout basement. We're adding the walkout basement option to the pricing options.
Q:I would like to see the basement plans for this.
A:The basement is unfinished, so there is no floorplan for that level.
Q:What does roof drainage plan look like and does every plan come with one?
A:The roof drainage plan is a bird's eye view of the roof of the plan showing the ridges, valleys, hips, etc. Roof pitches and overhangs are also shown on this drawing. All of our plans come with a roof plan.
