Q:Does this plan meet the IRC and the Virginia building codes Doors going to the 1st floor full bath look small compared to the front door.
A:We are based in NY so we cannot comment on Virginia codes.
The front door is 36”. The bedroom and utility room doors are 30”. The bathroom doors are 24”
Q:I would like to know how much would be for the framing on this plane #41021? Is this a concrete floor base house plane?
A:I am not sure what you are asking. You can choose one of three foundation types. Crawlspace, Basement or Slab on grade (concrete).

Q:Can we change the ceiling height to 9ft. Also, what is the height of the porch roof?
A:The porch roof is 8 feet.
If you raise the second floor you will need to add two risers to the stairs. You will need to push the second floor bath back to allow for the extra treads.
Q:Is there a way to get exact dimensions of each room prior to ordering the plan? What do the dotted lines represent in the drawings?
A:The dotted line between the Great Room and the Kitchen represents the edge of the balcony above.
The dotted lines in the second floor plan represent where the ceiling angles down from 8 feet tall to about 5 feet tall
