Q:P.S.
Looking at the garage rooftop from the front elevation, there is a roof height behind the cupolas that's higher than the garage height and lower than the main height. Why? What does it cover?
If standing in the attic, how high is the ceiling from floor to attic ceiling? Is the attic necessary?
If standing in the living room how high is the ceiling?
A:The roof you're referring to covers the single bay garage. The attic was addressed in the previous email, the height would be determined by the truss designer. (reminder...there can be no attic over the cathedral ceiling) The height of the Living room goes up from 10' to 13'.

Q:Thanks for answering so fast! :) So, all the upper windows are pretty much unnecessary.
I didn't realize this plan had an attic! It must have a pull down ladder. How/where does one get into it?
I like the height of the garage roof. Can the main roof be lowered some without causing much needed change elsewhere?
A:I wouldn't say the windows are unnecessary. They are there for aesthetics. However, you could probably replace them with louvers or vents of a similar design to keep the look similar. This house was designed with roof trusses so the attic in not a traditional attic in the sense that it is not wide open. The truss webs hinder that. You could ask your truss company to design attic trusses vs. standard trusses to get some open space up there. To lower the main roof, you'd need to change the roof pitch to a lower the ridge. The truss company could also do that.
Q:Hi, where are the upper windows on either side (not the front gable windows). Where is their light shaft on the inside?
A:The upper windows on the side of the house are decorative only. They are in the attic, no light well to the house. Although, you could try to create a light well that would go to the master bath and BR 4 respectively. The front two upper windows have light wells to the Study and dining rooms.
Q:Why the windows on roof if this is a one story home?? Is there an attic room up there. Are the windows decorations or are they functional??
A:Beside adding a nicer appearance than not having them, the dormers are functional. Each has an open ceiling with a light shaft to the rooms below. One is in the Study and one is in the dining room.
Q:Plan50215 The upper windows is that just open air to the living room? Do you have this so the garages are in back?
A:Yes, the dormers are open to the plan below. I'm sorry, but we do not have a version of this plan with the garages on the back.
