Our plans are designed to meet national building codes. We do not guarantee they will meet all local building requirements or building codes influenced by local geographic or climactic factors. It is the responsibility of the owner or builder to ensure these plans comply with city, county, municipal and/or state/provincial building codes. Additionally, your plans will not be sealed or stamped by an engineer or architect. It is the owner’s (or builder’s) responsibility to hire a local professional to review and seal or stamp the plans if required by the building department. This must be handled by an engineer or architect licensed in the state/province where the plan is to be built.
Q:Where is the attic access ? Is it designed to be useable storage space ?
A:Scuttle holes only. For duct space. You can add a pull-down if you’d like
Q:I see a window on the right side above the master, is there attic space / storage space ? if so, where is the access to it ?
A:It’s just a window in the attic. Optional. Same as the one over the garage door
Q:Could you please tell me the size of the smaller windows (i.e., utility room, etc.)? Thank you!
A:Those sizes are 36” tall. The actual sizes are in the plans, and it would be easy to modify on the job to the size you want.
Q:We are very interested in this house plan but we need some clarification on a few items What is the ceiling height of the two bedrooms? What are the dimensions of the kitchen island? What are the dimensions of the fireplace & can it be a gas fireplace?
A:9ft ceilings in the bedrooms. The island is 3ft x 7ft and the fireplace is a 36” prefab fireplace, that can be gas. The frame area is 2ft x 6ft
Q:What is the area between the refrigerator and pantry?
A:It’s an open shelf.
Q:Are there any interior renderings? Do you have any photos. What are the ceiling heights? (sales rep: Bonnie Drew 800-482-0464 ex 405.)
A:No photos. The plans were just recently completed and construction has not even started.
The ceilings are 9’ tall and the vaulted family room slopes up to a peak that is about 19’ at the center
