Q:Hello How many square ft is the basement?
A:The basement level is unfinished, so it is not included in the square footage calculations. It would be roughly 1510 sf including the stairwell.
Q:Does the plans spec out material quantities for structure separate from roof since it’s calling for a stick built roof. If I elect to purchase the material list as well as sending the plans to a local roof truss builder I was seeing if I would have to deduct lumber quantities or if it was separate.
A:The material quantities will be separated into general categories such as: Wall Framing, Roof Framing, Exterior Materials, Roofing Materials, etc.
Q:House plan 56705. With the pdf set will I be able to run off my own copies of the prints? If so, what size are these scaled to so I print them off correctly? I know it is normally like 11x17. Also, on the foundation drawings does it include the spec for footers ( rebar size spacing and quantity)?
A:The PDF sets are scaled to be printed on 24"x36" paper which is a full size construction print. Smaller prints can be made for reference, but should not be scaled in the field. Foundation details simply show the presence of rebar in the footings. The exact quantity, size, and spacing will need to be based off of the soil bearing capacity of the construction site. This information can be obtained from a local engineer or designer.
Q:Does the in-ground basement show egress windows? If so, where are they located? We are going to do 2x6 walls.
A:Only the walkout option has windows. See attached rear elevation of walkout option.
Q:Does the crawlspace show load points and piers? Will I need floor joists or floor trusses?
A:The crawlspace shows the location of beams and piers. The plans call for pre-engineered floor joists as designed by the manufacturer. Traditional lumber could be used as long as it meets the loading requirements.
Q:Where would we put the HVAC (air handler/furnace) and well equipment for the slab-on-grade floor plan?
A:HVAC and water heater are located in the attic space. Depending on what type of water heater you use (tank or tankless) it may also be located on an exterior wall. Typically well equipment is not located within the footprint of the house. It is a separate structure away from the house.
Q:What is the size of the exterior doors, interior doors and windows?
A:There are many different sizes of doors and windows specified on the plans. These sizes will be made available on the construction drawings.
Q:Hello, We are looking to purchase a plan that we can build on two different lots. The lots are next to each other so I am wondering if it would be possible to have the same plan with the plans flipped so the garage will be on opposite sides.
A:You'll need to check with local covenants to make sure that this is allowed. If so, you would simply purchase a multi-use plan package and a reverse option. We could send both options when fulfilling your order. Make sure to speak with a customer representative to assist with your order and make the appropriate notes for fulfillment of your order.
Q:Does the interior doors all open at least 32" wide (for wheelchair access)?
A:This plan is not designed specifically for handicapped accessibility. The bedroom doors are all at least 32" wide, but bathroom layouts and other areas would have to be re-designed to accommodate wheelchair access.
Q:May i ask what scale is used on this?
A:The majority of the construction drawings are at 1/4"=1'-0" scale. Some sections or details may be different.
Q:Did the plans meet 2018 IRC?
A:Our plans are designed based on the codes in effect at the time of creation. For this plan, it is 2018 IRC.
Q:What is the distance between the two windows in the master bedroom?
A:Approximately 7'.
Q:Hello, What version of CAD would the drawings be on? Can the drawings be saved to Release 14?
A:All of our CAD files are only available in .dwg format. We save files back to 2004 release so that older versions of AutoCad can open them.
Q:What is the total sq footage of the basement if it's finished?
A:It would be the same as the heated area above....roughly 1416 sf.
Q:Is this plan available on a monolithic slab and 2x4 exterior wall sections.
A:The plan is already designed with 2x4 walls, but the slab foundation is a chainwall not monolithic. Usually this is a fairly easy modification to make on site. If you need the plans to reflect a monolithic, it can be done as a modification for a fee of $250. However, due to our current workload the timeframe is 4-6 weeks.
Q:Is this plan on a monolithic slab
A:No....this plan is on a CMU chainwall slab foundation.
Q:Does this have a vaulted ceiling inside main living area?
A:No vault...this is a 10' ceiling as noted on the floorplan.
