Artist's Rendering: An artist's drawing of the home, usually viewed from the front.
Elevations: Drawings which show the front, sides, and rear of the home, including exterior materials, trim sizes, roof pitches, etc.
Main Floor Plan: Shows the placement and dimensions of all walls, doors, and windows. Includes the location of beams, ceiling heights, pertinent interior elevations, etc.
Second Floor Plan (if any): Shows the second floor in the same detail as the main floor. Includes second floor framing and details.
Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details.
Basement Plan (if any): Included if the plan has a basement alternative. Shows all basement details. Plans which include alternate basement stair location or main basement stair will include a basement plan. Other plans can be modified to include a basement foundation.
Details: Drawings which show specific details such as fireplaces, stairways, decks, etc.
Section: A drawing of a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
Electrical Plan: A schematic layout of all lighting and electrical outlets.

Q:What is the roof snow load rating?
A:Good Morning!
The live/snow load for this design is 25 psf. If the client needs a different live load, we can provide a review for higher loading as part of our modification services. They would need to let us know what their area requirement is. This review would not replace an engineer’s review which is another avenue for increasing the loading of the design.

Q:Hello. What kind of engineered beams and how close together do you have figured for this project?
A:Hello,
It looks like this plan has engineered trusses @ 24” o.c. at the roof (not stick framed). The second floor framing is 16” TJI floor joists @ 12” o.c. to clear span the center barn corridor. The trusses & floor joists bear on the barn/storage & the barn/stall walls with glulam headers above the openings. Let us know if there is anything else we can help you with.

The recreation room has an 8’ top plate on the right and left sides. The ceiling vaults at the center and is approximately 11’7” tall. The top of the stairs are almost in line with the ridge of the vault so the ceiling is about 11’ tall at the top of the stairs.
