Q:Where do you recommend locating the mechanicals?
A:The heat and ac unit would have to go in the attic on this design. Water heater could mount on exterior wall if it’s a tankless type, or if not, it too would have to go in attic, or you could replace pantry with water heater.
You may prefer plan 59041 which is slightly larger, with an extra bathroom. It has a place designated on the first floor for the hvac system, and the linen closet could be water heater location. We have several versions of this same exterior….
