Each home plan features the front elevation and informative reference sections including general notes and design criteria.
Elevations
Drafted at ¼" scale for the front and 1/8" scale for the rear and sides. All elevations are detailed and an aerial view of the roof is provided, showing all hips, valleys, ridges and framing.
Foundations
Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections
The electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall, stair, brick sections are provided to further explain construction of these areas.
NO Re-use Fee
As the original purchaser of a home plan, the Construction License permits you to build the plan as many times as you like.
Running Blueprints
If your plans are sent to you on vellum paper they will reproduce well on your blueprint machine. The Construction License authorizes you or your blueprint facility, at your direction, to make as many copes of the plan from the vellum masters as you need for construction purposes.

Q:Much to like about this plan, but the fireplace is apparently for gas (not even a vent is shown). I actually like a true fireplace with a wood burning insert, or a freestanding wood stove. Any chance you would have an image of what it would look like with one of those options? Thanks much -
Also wanted to ask 1) do you foresee any appreciable issues building with 2x6 exterior walls, and 2) any significant modifications to make the first floor reasonably wheel chair accessible (hall width, etc.) Thanks for any insights you can provide.
A:Sorry no picture showing a chimney, it would run straight up from where the fireplace is located

The plan currently is accessible in hall width and doors sizes, all rooms, bathroom and walk in closets have 32" doors
Q:Our question is about the second floor space: How long would the rooms be if they extended on the sides to a 6 ft ceiling height or a 5 ft ceiling height? Thanks so much!
A:They would be 11 x 25 if extended out to 6' walls on front and rear of bedroom walls.
Q:Hello, If you use roof trusses will that effect the heights of the up stair bedrooms? Thanks for your time..
A:It shouldn't, the roof height is 10' plus at the front and rear 8' wall locations, so should be plenty of height, but you would need to verify with your truss plant. The trusses would need to be built to incorporate the room in them, some truss plants may not be able to build that complex of a truss, then the roof would need to be common frame (I would common frame)
Q:I am interested in the above house plan but I had a couple of questions. First, I see there is attic space labeled. Is that an attic that has access where we can use it for storage? Also, If we wanted to make the garage a little larger, just enough to have some work space, how far forward could it be extended before it interered with the upstairs window? Or would it be better to just expand out to the side a little? Not sure if it is possible to go backwards.

A:There is good storage space in the Attic, the door to access it is from Bedroom 3, it could also be accessed from a pull down attic stairs in Garage. The Garage can expand forward by 2 feet, can also be made wider if needed
