1/4" scale fully dimensioned Foundation/ Basement Plan Basement plan also includes "future finish" Recreation Room, 1 or 2 Bedrooms, Bathroom and Storage area's. 1/4" scale fully dimensioned Floor Plan In order to simplify construction, We use the most comprehensive dimensioning method in the industry. 1/4" scale Front, Side and Rear Elevations 1/4 inch scale elevations all the way around clarifies construction and can be used for Model building templates as well.Roof plan An eighth-inch scale "Birds-eye" view of the roof helps to simplify construction by showing all the valleys, hips, ridges etc.
Electrical Shown right on the floor plan indicates locations for switches and outlets (and no we don't slack on kitchen outlets).
Kitchen Cabinet Details, Wall section, Stair and Fireplace Details All drawn 1/2" scale provide easy viewing of the specific areas.

A: The stairway is removed, leaving open space for a small office. Attached is an option shown on the plans that rework the stairway space for a larger utility room and a walk-in pantry. The plans show an "optional" gable on the back to cover the rear patio.

A: 1. Size of hall BR. Answer: 9’ x 5’ 2. Size of MBR. (bath) answer: approx. 11’ x 13’ including water closet 3. Size of front porch answer: length 15’–4”, narrow area and area by the front door answer: 7’-4”. Thank you so much.

A: The wall behind the fridge is a 7’ high plant shelf. The broom closet would be the best place for garage entry, it’s not wide enough now but if the pantry door is moved to the left (about where the kitchen cabinets end) and the Garage is widened 1’ (taking out of the new utility room) then there would be enough width for a short entry hall. The new utility room would then be about 7’ x 8’.
A: inside dimensions are about 11’-4” x 9’-0”, Bar top hangs out about another foot.
A: Someone made a smalll computer office where the stairs were and someone else just made an open parlor area as part of the Foyer, what I would recommend is to slide the closet towards the entry and make a little larger utility room with it having the washer/dryer backed up to the Foyer, then make the old utility room into a walk-in pantry. The bay windows are cantilevered floors and are included in the room size so, taking them out will also take 2' out of the rooms. Not a load bearing wall behind refrigerator. The space behind the hall linen closet is for a gas flue from the basement and would not be needed for a crawl space plan.
