Q:What's the layout on slab (specifically, the stairway space use)? Does the wooden deck have a roof over it?
A:The stairway is removed, leaving open space for a small office. Attached is an option shown on the plans that rework the stairway space for a larger utility room and a walk-in pantry.
The plans show an "optional" gable on the back to cover the rear patio.
Q:What are the ceiling heights, if they are o ly 8 feet high canthey be raisedto at least 9 feet, and what is the roof pitch.
A:The ceiling height is 8' plus vaults, no problem raising to 9' or 10', the main roof pitch is 6/12 with 8/12 gables on the front.

Q:What type of wall is behind the fridge?Also if using crawl space and using stair space for utility room and the present utility room as a walk in pantry where would the entryway from the garage be?
A:The wall behind the fridge is a 7’ high plant shelf.
The broom closet would be the best place for garage entry, it’s not wide enough now but if the pantry door is moved to the left (about where the kitchen cabinets end) and the Garage is widened 1’ (taking out of the new utility room) then there would be enough width for a short entry hall. The new utility room would then be about 7’ x 8’.
Q:What size is the kitchen ?
A:inside dimensions are about 11’-4” x 9’-0”, Bar top hangs out about another foot.
Q:1) If this plan has a crawl space how is the area where the stairs are set up? 2) If there are no bay windows in the master suite and dining area does that take out 2' of the space? Dining room shows 11 x 12. We take out bay, Is it now 11 x 10? 3) Is the wall in the kitchen that the fridge is on a load bearing wall? Can there be no wall there? 4) Plan shows a dead space behind the hall closet by bedroom 3. What is that for? Does it need to be there or can that space be added to the closet?
A:Someone made a smalll computer office where the stairs were and someone else just made an open parlor area as part of the Foyer, what I would recommend is to slide the closet towards the entry and make a little larger utility room with it having the washer/dryer backed up to the Foyer, then make the old utility room into a walk-in pantry.
The bay windows are cantilevered floors and are included in the room size so, taking them out will also take 2' out of the rooms.
Not a load bearing wall behind refrigerator.
The space behind the hall linen closet is for a gas flue from the basement and would not be needed for a crawl space plan.
