Q:I love the plan. But where are the furnace and water heater going to be installed
Most likely the furnace could he put in the basement. The water heater is already in the basement so there could be a mechanical room put there.

A:The garage could be located on the right side of the house, beside the living room. You would then be able to include an access to the house in the garage via the living room.
