All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.

Q:Can the washer and dryer fit at the back of the front closet, when you enter the house? We would want the washer and dryer on the same level as the other living spaces. Thanks
A:Unfortunately, as it is now there doesn’t seem to have enough space for this. An ideal location would be stackable washer and dryer in the pantry area with the door towards the master bedroom and make the pantry area bigger towards the stairs (have another pantry area). Q:This is a great floor plan, but where do you suggest locating the washer and dryer if a the slab or crawlspace foundation is chosen?
A:By changing this plan to a crawlspace, the stairs would be completely removed and therefore, the washer and dryer would go there.

Q:At the entrance of the house there is what I believe to a closet and then stairs next to it. Is this correct? If so, why do I need stairs in one story house and how much sq. ft. do both of these take up?

The stairs are for access to the full basement below and take approximately 55 sq. ft.
The closet at the entrance is 39 sq. ft. and the walk in pantry, adjacent to the bathroom, is 14 sq.ft.

Q:Does this home plan come with a 2 bedroom , 2 bath option?

Our plan 76335 is a slightly larger version of 3949 which does have two bedrooms and two bathrooms, one of which is an en suite to the master bedroom.
