Q:What do your plans cover in the way of foundation. Where I am constructing it will need to be elevated for snow and will be on pier foundation. What is the wall thickness and R value?
For this plan, the foundation is a walkout basement so the pier foundation would have to be done via mods
The exterior walls are in 2x6 and the R value for the mis R-24

Q:what are the dimensions of the walk out basement? There wasn't a floor plan for it on this site.
The basement is the same dimension as the main floor but with no divisions.
The square footage is 893 square feet.

The hot water heater is located in the basement.
For the furnace and AC, the customer will need to decide where they want it but it can quite easily be planned in the basement.

Q:So can you tell me if the trusses are in sections to be assembled at the site, or if it one unit. if so it seems they would be difficult to transport. I am in preliminary stages of budget prep and to be able to get a ballpark quote from a truss manufacturer would be ideal. there is nothing you can provide?

The trusses in this particular case comes in 2 separate sections with a beam to attach the 2.
However, it is better if he checks in locally with a truss manufacturer.
The truss diagrams we provide are only shown for schematic purpose. It is the manufacturer’s responsibility to design and conceive the trusses to meet and comply local and code regulation.

Q:Hello: If I were to purchase the bill of materials for the plan, would it include enough detail on the trusses so as to get a price quote from a local truss manufacturer? Also, are they build as one unit, or are they in sections to be assembled at the site?
Unfortunately the truss information is on the plan only and it’s with the plan that the truss manufacturer can quote.
We specialize in house plans only and therefore there is no assemble for our plans.

Q:Can you tell me what the wind load calculation is for this plan, and the height from the lowest point of a walk out basement to the peak of the roof (or perhaps the fireplace chimney)?
Our plans do not include wind load calculation, this would have to be checked into locally with an engineer.
Here are the measurements requested :
Top of ridge to walkout foundation(lowest point): 38’-10’’
Top of ridge to finish grade : 39’-6’’
Top of chimney to walkout foundation : 41’-10’’
Top of chimney to finish grade : 42’-6’’

Q:I understand that he ceiling on the second floor is 8’-0’’ and starts sloping where the dotted lines are, but I want to make sure I have good understanding of the plan. So, if the dotted line represents the start of the slope, how tall is the wall that the beds are up against?
The lowest height of the sloped ceiling is approximately 4’-6’’

Q:Thanks for the response, however I don’t believe that is correct. The “roof type” in the description says “unknown”. It clearly is not a truss. It is some type of “open beam” construction, using large beams, either glue lam of solid wood with an unknown type of insulation on top of likely 2x6 T&G ceiling boards. Can you see if you can get the details as it makes a big difference in construction costs. Thank you, Doug Bishop
The exterior beams are decorative only but the roof is really manufactured trusses.
