All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. A:The storage is the foyer is replaced with a basement door going down.

A:All plans and details are drawn at 1/4" scale or larger and include: designer's rendering of front elevation; foundation and dimensioned floor plans; electrical plans; section through house; all exterior elevations; selected interior elevations; door and window sizes; fireplace details; stair details; molding details; cabinet details; roof plan and exterior details. Most plans include alternate basement plans. Floor plans and elevations depicted are subject to minor changes. Floor plan dimensions on layout are approximate. Consult working drawings for actual dimensions and information. All total square footage figures represent heated square floor space only. They do not represent two-story vaulted spaces, garages, unfinished areas or basements.

Q:Thinking of ordering this plan but noticed there is a 3 car garage version of it.
If I could have that plan # I would appreciate it
Also, I don't see where the basement access steps are in the plan
A:This plan doesn't come with an optional 3 car. However, the builder can make that change on site should you wish you to have 3 bays instead of 2. The basement stairs replace the coat closet on the opposite side of the staircase in the floor plans. If you have any further questions, please let us know.
