1. Exterior elevations – Included are front, rear, left and right side views of the exterior of the house. Exterior materials, construction details and measurements are also noted.
2. Foundation Plan – Includes layout of foundation support walls, plus excavated and unexcavated areas, if applicable.
3. Detailed Floor Plans – These plans show the layout of each floor of the house, including room dimensions, window and doors sizes and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist and roof plans are not included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.
4. Interior Details – These drawings show the specific details and design of special interior features.
5. Roof Plan – Includes the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
6. Cross Section Details – Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.
7. Electrical – Electrical floor plan schematics for 1st and 2nd floors.

Q:Good afternoon. I'm interested in House Plan 97680 that I would like to get the cad file. What drawings will I receive and am I able to modify anything to include text, foundation, details, title sheet, etc. Thank you!
A:What we provide is an architectural set of plans that are designed per IBC (International Building Code) guidelines and are not designed per local codes. Our plans are well-dimensioned working drawing sets and do not include structural plans. A set will include front, rear, and side elevations, first floor, second floor, foundation plan, roof plan, schematic electrical plans, sections, and details pertaining to this plan.
All engineering must be completed by a local engineer and/or truss manufacturer/supplier. Truss manufacturers and suppliers typically supply engineered structural floor and roof framing plans at no charge if the framing materials are purchased from their respective companies.
The PDF/CAD file agreement is stating that you are the purchaser of the 1-time license to build this design. No one else has the right to build from your purchased plans. Your plans can be provided to anyone involved in your building project for the 1-time build of your home. There is no expiration date on your 1-time license to build your custom home design.
The CAD file is the "master file" of the design. It has all functions, from printing to making changes and saving. Customers may change or modify the Plans/Cad files, thereby creating a derivative work of the Plans/Cad files. However, GarrellAssociates.com retains full rights and title to any such derivative work, except as specifically licensed to the customer under this License Agreement.
The Builder note is only used in special circumstances for builders who are developing a subdivision and will be building the home more than once on a Re-Use fee schedule. This note is not valid if it is not filled out by a Garrell Associates, Inc. employee with an actual expiration date and Re-Use fee schedule.
