Each set of homeplans that we offer will provide you with the necessary information to build the home. There may be some adjustments necessary to the home plans or garage plans in order to comply with your state or county building codes. The following list shows what is included within each set of home plans that we sell. Depending on the home designer there might be more home building information provided. Our blueprints include:
Exterior Elevations: Shows the front, rear and side of the home including exterior materials, details and measurement.
Detailed Home Floor Plans: Shows the placement of walls and the dimensions for rooms, doors, windows, stairways, etc. for each level of theme.
Electrical Schematic: Shows the location of outlets, fixtures and switches. It may be shown as a separate sheet or be included on the home floor plans.
Foundation Plan: Home plans will show a basement, crawlspace or slab depending on what is available for that home plan. (Please refer to the home plan's details sheet to see what foundation options are available for a specific homeplan.) The foundation plan details the layout and construction of the foundation.
Due to regional variations it is impossible to include much detail about heating, plumbing and electrical work. Ductwork, venting and other details vary depending on the type of HVAC system and the type of energy used. These details and specifications are easily obtained from your home builder, contractor or local supplier. Also not included is a separate framing plan or materials list. These items, if available from the home designer can be purchased for an additional cost. The details sheet for each home plan lists the costs and which items are available.

All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.
Summarized cost report will provide approximately 70 lines of cost detail within the following home construction categories: Site Work, Foundations, Basement (if used), Exterior Shell, Special Spaces (Kitchen, Bathrooms, etc), Interior Construction, Elevators, Plumbing, Heating / AC, Electrical Systems, Appliances, Contractor Markup. Q:What are the dimensions of the covered porch and courtyard please?
What are the ceiling heights on the first floor please?
A:Front covered porch is 17’6” x 7’9”
Rear porch is 40’ x 8’
Courtyard is 14’6” x 23’ in the middle area and its 12’ x 5’4” in front of the bedroom.

Q:I would like to place the wbfp on the back wall of the gathering room and make it a double wbfp so the covered porch would also have a wbfp. what is the ceiling height throughout? I would like at least 9' ceilings. why is there no window in the second bathroom? is this house all on one level...by that I mean no stairs at all anywhere...thanks...
As far as moving the fireplace, some builders would be able to make that change on site, of not, you can purchase the Reproducible plan and take it to someone locally and have them modify it or you can use our modification tab to obtain a quote.

This is a one story plan however it looks there is a “step down” into the gathering room

Q:I have been in love with this house plan since I saw it 2 years ago however the builder I spoke to told me it's not a good plan for the area where I purchased land--on Lake Bob Sandlin in the piney section of Texas-Pittsburg to be exact. Is there a way to build this house with a pitched roof and still have it have "the look" of a Pueblo house?
A:One of the main characteristics of the “pueblo style” is the flat roof. If you go with a pitched roof you will be looking at a Mission or Santa fe style more than a Pueblo style home.
