A: The plans are simple but complete working drawings with a fully dimensioned foundation/basement plan, floor plan with electrical, front side and rear elevations, roof plan, wall and building cross sections, cabinet and stair details. Most of the set is 1/4"=1' scale with some larger 1/2" scaled details. The roof/floor trusses will be engineered from your truss manufacturer to meet local conditions, the general contractor should take care of that as well as providing necessary specifications, energy calculations and anything else that the local building department requires. Typically your lumber store will provide a material list using materials that are commonly available in your area.
A: We can add a crawlspace foundation to the plans but the basement is still included as an option. It's up to the owners and the general contractor to relocate those items and usually they end up in the garage. A tankless water heater seems to work best centered on the garage/house wall with the furnace in the attic above it (if gas appliances are used)
