A: If I understand the customers question, he is wanting to change the footprint to a rectangle covered by a single roof line running front to back. If my assumption is correct, we do not currently have a version of the plan matching that description. However the plan could be modified for an estimated architectural fee of $500 to $700. We would need more information in order to provide an exact quote. Please advise if we can be of further assistance. Robert
A: Thank you for your inquiry. Pre-drawn plans do not include the requirements for building in a hurricane zone because it would penalize the people who order the plan that do not intend to build in a hurricane zone. The designer sells a supplement set of drawings which include all of the necessary hurricane zone requirements for wind speeds up to 120mph. The fee is very modest and the drawings are very inclusive of all the strapping, tie downs and other necessary details. If you are building in a hurricane zone with wind speeds in excess of 120 mph winds, you will be required to have the plan engineered for your exact conditions. The designer can also arrange the engineering but it does add substantial cost; however, it is a requirement which is mandatory regardless of how you obtain your plans. Please let us know if we can be of further service.
A: Yes you can! Please click the "Modifications" tab above to get more information.
A: The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
