Q:I see this same design on a couple of other sites and it calls for a stem wall footing/foundation. Your design says slab.Do you mean slab on grade? John
A:It is slab on grade. It is a garage with a reinforced concrete slab sloped 1/8" to the foot towards the garage door. The bottom of the footing is 4'-0" below grade. Thank you for your interest in my work and we hope to hear from you.

Q:How much to buld this plan??
A:It is difficult to say because costs differ so much depending on what part of the country it is being built. On Lake George in New York the cost was incredible! That's not much help, but it is a very popular plan.

Q:Does this plan meet Canadian building codes?
A:No, my houses are designed to be constucted in northwestern Ohio. The plans will have to be modified for seismic activity, soil variations, climactic forces, and other code enforcements. Thank you for your interest in my work.

Q:I would need that garage to have a clear span. no beams or supports in the garage.is that howthis garage is designed? also can the dormer on the second floor be redesigned to go the entire lenth?
A:This structure is designed to have no beams or posts in the garage.The dormer can be extended, but I would not put it over the stairwell.
