Q:Do you have side view? Can plan be modified to add 2nd bathroom and eliminate basement? Crawlspace plan
A:Please find attached the side elevations for plan M00013. We can modify this plan to add a bathroom. Please call for more information on the modification process and for a modification quote. We do offer this plan with a crawlspace for an additional fee.
Q:Are there any pictures of the house as built? What are the things at the ends of the eating bar? Is the space above the eating bar open?
A:Unfortunately we do not have any photos of this plan. The detail on the end of the bar are columns but would not have to be incorporated. If you did decide to incorporate them into the kitchen design you could chose to have them open above or closed off. That detail could be worked out with the kitchen designer as they are only decorative and not structural.

Q:The lot being considered does not lend itself to a walk-out basement, but should be able to accommodate egress basement windows. We had envisaged a second three or four-piece bathroom in the basement (presumably located directly beneath the main bath), as well as a guest bedroom and a similarly-sized home office, both located under the main floor bedrooms. The remainder of the basement would be unfinished for storage or future expansion.
Some other questions:
Can you confirm that this plan meets the requirements of Canada’s National Building Code?
Does the basement extend beneath the screen porch? (The garage is presumably slab-on-grade.)
Could the screen porch be readily adapted to become a sun room?
Is this design suitable for forced-air natural gas heating? (Separate furnace for each unit, of course.)

A:Good Morning! The layout you are describing could certainly be included in a daylight lower level layout. Also, the screen porch currently does not have a foundation below but if you wanted to convert it to a sun room which would be easy to do you would want to add a foundation below. The garage also has a slab foundation below. Our plans are drawn to meet the US National Building Code. I don’t know off hand what items differ between the US and the Canada building codes but for an additional fee we can add any further details to the plans. The cost would depend on what all we would have to change or update. Also, you asked about the forced air heating and that would be a good question for your HVAC subcontractor. We wouldn’t be able to tell you what systems would work better than others.
