All plans have been drawn to meet the requirements of the national building codes. Your builder will be able to determine if minor modifications may need to be made to the plans to meet the local building code requirements including any subdivision requirements.

Q:What all do your plans encompass? Will it show everything I would need to get a building permit? Foundation specs? Truss requirements?
A:My plans include a foundation plan detailing the footing, slab and foundation wall, floor plan, four exterior elevations and an electrical layout. They also include a full garage section, typical wall section, garage door header detail and a couple more wall framing details.
You will need to provide a local truss supplier/fabricator with a set of drawings so they can engineer the trusses specifically for the loading conditions you have where you intend to build. They will provide you with engineered shop drawings you will need to submit with my plans when applying for a permit.
You will also need to submit a site plan. You will have to engage a local surveyor or civil engineer for assistance with that.
Q:Is this plan for a pad or a block wall foundation?
A:Good Morning,
This plan includes two foundation options. One is a monolithic slab foundation. The other has a poured concrete stem wall on top of a footing. The garage slab is then poured within the perimeter of the foundation walls.

A:Good Morning,
This plan is drawn to meet the 2009 IRC building code. I cannot say that it will meet all of your local code requirements though. I sell a lot of plans in Florida and have found that more often than not, you will need to have the plans sealed by an architect or engineer registered in Florida. If that is the case, you will need to find an architect to review and seal the plans. At that time they will also be able to review the plans for code compliance.
Unfortunately, I do not have any estimated building costs.
