All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.

Q:Is the concrete slab all one piece or is there an original foundation slab at the exterior walls and an additional slab for the surrounding beneath the overhang outside of the exterior walls? Could you give me the square-footage of the slab?
A:The slab shows 8” concrete wall on 16” x 6” concrete strip footing (reinforcing as required by local engineer) in the center structure. The patio around the house uses 6” concrete piers on 30”x30”x6” concrete pad.

Q:Can this house/floor plan (58519) be (easily) expanded to slightly more then 1000 square feet ... preferably expanding it equally in all dimensions? If true, the cost? Buy the CAD file and have an architect expand the floor plan?
A:This plan can indeed expand to any square footage you would like, however, no matter how large the increase is, this plan will need to be completely redrawn. Which is within the scope of the modification services that we offer.

You can hire an architect to complete the modification project, yes. It's true that the CAD file would be the best choice for an architect to make your changes.

Q:Can this be built with 9' ceiling height? And on a basement? Thank you. Caroline
A:This plan can be built with 9' ceilings, however adding a basement may be tricky. The tricky part is placing the basement stairs in a location that minimizes the impact on the living areas of the home.
