COOL Plan Description
Traditional House Plan 60105 with 1,600 Sq Ft, 3 Bedrooms, Vaulted Ceilings and Garage
Traditional House Plan 60105 proves that a straightforward 1,600-square-foot home can still bring plenty to the table. With 3 bedrooms, 2 full bathrooms, a split-bedroom layout, vaulted kitchen and great room, big island, roomy primary suite, covered front porch, rear deck, and attached garage, this efficient one-story design has the features that matter without piling on wasted space. It's a choice setup for first-time buyers, families, downsizers, or anyone who appreciates a house that simply works.
The exterior keeps things classic with clean Traditional lines and a welcoming covered front porch. Chunky wood columns can give the entrance extra character, while coordinating garage doors add another warm architectural touch. The uncomplicated shape creates attractive curb appeal without relying on expensive exterior gymnastics to get noticed.
Step inside and the vaulted ceiling over the kitchen and great room changes the whole personality of the interior. That extra height gives the central gathering area a more spacious feeling and lets this modest footprint punch above its weight. Instead of wasting square footage on seldom-used formal rooms, the plan puts the good stuff right where everyday life happens.
The kitchen stays open to the great room, so cooking doesn't mean disappearing from family and friends. A large island delivers plenty of prep territory along with bar seating for breakfast, snacks, homework, or hanging out with the cook. It's a boss little command center for both ordinary weekdays and casual entertaining.
The split-bedroom arrangement is another smart move. The primary suite claims one side of the home, creating welcome separation from the secondary bedrooms. A spacious bedroom, private bath, and large walk-in closet make this a comfortable retreat with enough storage to keep everyday life organized.
Across the house, two additional bedrooms share a full bathroom. Use both for family, or let the floor plan change with your needs. A guest room can become an office, hobby room, workout space, or nursery without requiring changes to the main living areas. That flexibility gives a 1,600-square-foot home some serious long-term usefulness.
Outdoor living happens at both the front and back. The covered porch is ready for coffee, rocking chairs, and neighborly conversation, while the rear deck provides a more private spot for grilling, eating outside, or kicking back when the weather is too good to stay indoors.
Straightforward walls and an uncomplicated footprint can make construction less complex than a home loaded with offsets and elaborate structural details. A basement foundation option adds even more flexibility, whether you want additional storage, workshop territory, recreation space, or the possibility of finishing more living area later.
House Plan 60105 is a stellar example of practical design doing more with less. Vaulted gathering spaces, a big kitchen island, split-bedroom privacy, useful storage, outdoor living, and a flexible three-bedroom layout come together in a Traditional home that can work through a whole lot of life stages without becoming more house than you really need.

Q:If I buy the pdf can I print to scale at 1/4" to 1"
A:Yes, The plans will be printed at 1/4"/ft scale when printed on 24x36 size paper.
Unscaled copies can also be printed on any other size paper.
Thanks.
Q:Is all the house 3 steps higher than the garage?
A:Hello, The actual height of the house will be determined onsite by you and your builder, and the slope of your lot.
The three steps up onto the porch looks nice.
The porches and garage are labeled as 4" below the main house level, but that too can be adjusted as needed onsite.
The interior of the house is all flat.
Thanks.
Q:What is the size of the exterior doors, interior doors and windows?
A:Hello, The windows are mostly 3'x6', except for 2'-8"x3' in baths, and above the kitchen sink. Exterior doors are 3' and 5'x 6'-8".
All interior passage doors are 3', except for the hall bath which is 2'-8" due to the available space. Garage doors are 9x8.
Have a great Christmas!
Q:Hello, quick question about the dimensions? When calculating them it doesn't seem to be 62'4 D. Could you explain the breakdown?
A:Hello, The room sizes given are the clear, interior space. The overall depth and width includes walls.
So adding up interior room sizes to get a total is not going to work. We assure you that the overall measurements are correct as stated.
Have a good weekend.
Q:Are any of the interior walls load bearing?
A:Hello, Any wall, in any house plan can be eliminated. It doesn't matter whether a wall is load bearing or not. Structural loads are only relevant in an existing house that's already built. House plans can be changed in any way you want, since the designer can easily add beams, or redirect structural loads to allow for just about any layout.
This particular plan comes with prefab roof trusses, which transmit all the load to the exterior walls, so it just so happens that none of these interior walls are load bearing, if its built with trusses.
Thanks.
Q:How long is the inside area in the garage? I have a Toyota Tundra crew cab that is quite long.
A:Hello, The 2020 Tundra crewcab is 228.9 inches long, or slightly over 19 feet without a receiver hitch or any other accessories.
So we can assume 20' length. The garage has 23'-8" interior depth, so you would have approx. 1'-10" walk space around each end, assuming you dont anything stacked along the garage walls. Bigger is better for garages. Your builder could extend the garage depth onsite, or we can modify the garage depth to whatever you like for an extra $200 in addition to the purchase of the plan package.
Thanks
Q:My father-in-law offered my ground to build on. There is no nature gas line available. Can this home plans accommodate a wood stove or a pellet stove or do I need use propane furnace to heat the home?
A:Hello, Yes, any house can accommodate a wood stove or pellet stove. The builder can easily add that along with the flue pipe wherever you like. You would probably still want to have a central heat and ac system so every room stays comfortable. The wood stove will heat the main area nicely, but wont do a great job of heating the bedrooms/baths since it would likely be in the great room.
Have a great day!
Q:The description for plan # 60105 indicates there is a rear covered porch. However, the pictures of the plan do not show it covered. Do you have a picture of the rear covered porch? Or, is this something we will need to request a modification for if we decide on this plan? Thank you. June Heckel
A:Hello June, The rear deck is not covered. There is a typographical error in that plan description which we need to correct. Thank you for calling our attention to it.
The rear deck or Patio is open, and can be a wood deck, or just a slab, your choice.
The plan can be modified to cover the rear deck for an extra $200. Allow 4 to 8 working days.
Thanks!
Stephen Mathis, CPBD
Q:Is it 2/10 floor joints or I joists and if I joists what size I joists Thanks
A:Hello, If your asking about the crawlspace foundation, it is designed with 2x10 floor joists.
If your asking about the basement foundation, it shows prefab joists which are typically 12 to 16" thick.
The exact size depends on whatever the manufacturer specs call for to meet your local codes. We do not specify a particular brand, or exact series of i-joist as they vary from place to place. Predrawn house plans must be adaptable to many different codes and snow loads/wind loads/seismic, etc...
Thanks.
