COOL Plan Description
COOL Garlinghouse Southern Country Plan 24711 with Classic Lowcountry Porch and Private Owner's Suite
From the legendary Garlinghouse Collection, COOL house plan 24711 is a timeless Southern classic that proves great home design never goes out of style. For more than 100 years, Garlinghouse has created homes that have become part of America's residential landscape, and this far out Lowcountry design continues that proud tradition. Offering 1,651 square feet, 3 bedrooms, 2 bathrooms, and an unforgettable covered porch, this heritage home blends authentic Southern charm with the practical features today's homeowners still appreciate. Whether you're building a full-time residence, a lake retreat, or a vacation getaway, this classic design is every bit as relevant today as when it was first introduced.
The coolest feature of this home is its expansive Lowcountry porch that practically invites you to slow down and enjoy life. Designed for porch swings, rocking chairs, and conversations that stretch into the evening, this covered outdoor living area creates the relaxed atmosphere that has made Southern homes famous for generations. It's the perfect place to enjoy morning coffee, welcome neighbors, or unwind while taking in the beauty of the outdoors.
Inside, the open floor plan creates a comfortable flow between the main living areas while maintaining the warm, welcoming feeling that makes classic country homes so appealing. The dramatic vaulted ceiling adds spaciousness to the great room, while a beautiful fireplace creates a natural gathering place for family and friends throughout the year.
The country kitchen is both efficient and inviting, featuring a peninsula counter that provides additional workspace and casual seating while keeping the cook connected to the living room. A built-in pantry offers excellent storage, and direct access to the screened porch makes entertaining and outdoor dining feel effortless. Whether you're hosting family dinners or weekend cookouts, this layout was designed to bring people together.
The screened porch extends the home's living space while allowing you to enjoy fresh air in comfort throughout much of the year. It's the perfect place to relax with a good book, enjoy family meals, or simply take in the peaceful surroundings without worrying about insects.
Two secondary bedrooms are conveniently located on the main floor and share a centrally located full bathroom that also incorporates a practical laundry center, making daily routines simple and efficient. Upstairs, the entire second level is reserved for the private owner's suite, complete with a spacious walk-in closet and private ensuite bath. This thoughtful arrangement provides a peaceful retreat while maintaining privacy from the main living areas below.
Available with basement, crawlspace, or slab foundation options, house plan 24711 adapts beautifully to a wide variety of homesites while preserving its unmistakable Southern character. Its efficient footprint, timeless styling, and proven floor plan continue to make it a favorite among homeowners looking for comfort, charm, and lasting value.
As one of the enduring classics in the Garlinghouse Collection, house plan 24711 represents the heritage of American residential architecture. These are the kinds of homes that have welcomed generations of families and continue to inspire homeowners because exceptional design never goes out of style. From yesterday's neighborhoods to tomorrow's communities, Garlinghouse classics remain among the COOLest homes ever designed.
Exterior Elevations Scaled drawings of the front, rear, sides of the home. Information pertaining to the exterior finish materials, roof pitches and exterior height dimensions.
Typical Wall Section This section will address insulation, roof components, and interior and exterior wall finishes. Your plans will be designed with either 2x4 or 2x6 exterior walls, but most professional contractors can easily adapt the plans to the wall thickness you require.
Fireplace Details If the home you have chosen includes a fireplace, the fireplace detail will show typical methods to construct the firebox, hearth and flue chase for masonry units, or a wood frame chase for a zero-clearance unit. Available for most plans.
Foundation Plan These plans will accurately dimension the footprint of your home including load bearing points and beam placement if applicable. The foundation style will vary from plan to plan.
Roof Plan The information necessary to construct the roof will be included with your home plans. Some plans will reference roof trusses, while many others contain schematic framing plans. These framing plans will indicate the lumber sizes necessary for the rafters and ridgeboards based on the designated roof loads.

Detailed Floor Plans The floor plans of your home accurately dimension the positioning of all walls, doors, windows, stairs and permanent fixtures. They will show you the relationship and dimensions of rooms, closets and traffic patterns. The schematic of the electrical layout may be included in the plan.
Stair Details If stairs are an element of the design you have chosen, the plans will show the necessary information to build these, either through a stair cross section, or on the floor plans.
