Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

Q:How high is the ceiling attic access off the bonus room
A:The attic access door would be a full height door.
Q:What does the two car garage option reduce the bonus room size to?
A:The width of the bonus room remains the same, but the depth decreases by 8' to 21'-6". Please see attached image.

Q:A question on the basement plan. What is the size of the basement? Does it include all the area under the main part of the house? This would mean all of the main house structure including the master suite. Or can it be tailored to fit areas we would consider. Thanks Robert
A:The basement is under all heated areas of the house. Customizing it to only be in certain areas would be a modification. You can click the "Modifications" link to inquire about a fee to do so.
Q:I’m considering buying plan 51974. I’ll be putting in a pool table in the second floor bonus space. I’m hoping you could tell me the knee wall heights and ceiling slope so I don’t have to buy all three plans to figure out which plans will work, or not work for me. Sincerely, Jackie Harrell
A:Knee wall heights are 5' and ceiling slopes up to 9' at a 12:12 pitch.
Q:What is the size of the attic in this home? Would it be possible to have a bonus space above the main part of the house along with the one that is already above the garage?
A:There is a great deal of attic space available and it would be no problem to add additional bonus space above the main floor living area. As long as joists are provided to handle the additional floor space.

A:Check out plan 56925....it is a different front, but the floorplan is essentially a smaller version of this plan. The front could be modified to match the 51974 plan.

Q:I love this house plan. We can’t find one that we possibly love more. Our lot is presenting a slight problem in that this house would fit extremely tight on the lot. Do you have any variations of this plan that utilizes more of the upstairs? Thank you!
A:This is the only version of this particular plan that we offer. This plan was derived from a smaller version of another plan and the front was modified. You can view plan 56925 to see the smaller version. If you know the maximum width and depth of your buildable area on your lot, modifications within reason could be made to make it work for your lot. Q:Is there a slight smaller version of this home? I absolutely love it, but cost wise need it to be smaller..like 2700-2800? Also, Is there a plan without the bonus room? Again...just trying to keep cost down...maybe this would be just modifying an area perhaps.
